Junior Asset Manager

This is an exciting opportunity for someone with a Financial / Property Financial Degree to join a growing company in Property!

Responsibilities:

  • Support to Asset Managers relating to portfolio on operational management and sales/acquisitions
  • Support sales and acquisition processes (property fact sheets, feasibilities, and diligence
  • Operational management and reporting of portfolio
  • Management of property portfolio through property management teams
  • Identification and implementation of capital expenditure measures
  • Compiling reports for fund manager/investors
  • Build and maintain tenant, industry relationships through application of the lease
  • Negotiation of lease renewals and new leases
  • Annual budgeting and monitoring forecasts and expenses
  • Assist efficient management of multiple properties
  • Monitoring of the performance of assigned properties within the property portfolio, minimising risk, and maximising profits
  • Assist in the negotiation of new lettings, lease renewals and finance
  • Support senior asset managers in day-to-day business, particularly liaison with property managers
  • Working closely with the Asset Managers and Property Management teams to ensure the smooth and efficient management of assets
  • Prepare and adhere to financial budgets for the properties in the portfolio. Actively participate in the budget process of the assigned properties with the Property Finance Team
  • Be responsible for financial management of properties
  • Liaise with investment accounts and other in-house staff on all property related matters
  • Prepare policy documents where required and continually look to improve performance and reporting standards
  • Cross check valuations received on assigned properties and provision of supporting data
  • Negotiate with third party suppliers to ensure value
  • Keep senior management informed of activities and of any issues that arise, along with proposed solutions and potential impacts
  • Manage risks within the portfolio and ensure timely action where relevant to maximise the return within the fund and efficient use of resources
  • Assist with preparation of business cases for relevant proposed expenditure outlining rationale, programme, resources required and budget
  • Assist in management of third-party design teams to produce the optimised design solutions for properties maximising return and minimising risks such as planning, construction, and development
  • Ensure that full and detailed procedure notes are available for all functions and that all work is reviewed and signed off in accordance with procedures

Requirements

  • Hold a degree or diploma level in property finance or similar related course
  • Property industry experience
